We allocate part of our distributable income to unitholders in the form of monthly cash distributions. Only a portion of unitholder distributions is taxable. The table below provides the relevant details for each fiscal year, as determined by Cominar.
Furthermore, on March 1st, 2022, Cominar also declared a special distribution of $7,1252 per unit, paid by issuing additional units to each unitholder. 77.93% of this special distribution must be treated as a capital gain and 22.07% as a reduction in adjusted cost base. Since this special distribution was paid in units and not in cash, the full amount of the distribution ($7.1252 x number of units held) increases the adjusted cost base of the units. The result is a net increase in the adjusted cost base of the units equal to the amount of the capital gain allocated to the unitholder.
Immediately after the special distribution, the units outstanding at this moment were consolidated to ensure that the number of outstanding units after the payment of the special distribution remains the same as that immediately before the special distribution.
These adjustments to the adjusted cost base of the units will increase the loss/reduce the gain realized on the disposal of the units at a price of $11.75. This increase in the loss/reduction of the gain realized should be applicable against the capital gain allocated by the special distribution (77.93% of the distribution of $7.1252 per unit).
